Pre moving in
What does my room consist of?
All of the rooms are slightly different, but all have:
- Double or ¾ bed
- Mattress to fit the bed size
- Chest of drawer
- Desk chair
What should I bring?
We do not supply any crockery, so it is advisable that you bring your own plates, cutlery, mugs, pots, pans etc.
Bedding is also not provided so sheets, duvet (and covers) pillow (and covers) and mattress toppers are required by all students.
Living in the house
What happens if I have a maintenance issue?
Refer to website help page and if this doesn’t help, then email us with details of the problem and the house address.
Can I personalise my room?
Of course, we want you to feel like the house is your home. Please first ask our permission and we request that any paint work is done with neutral colours.
Where can I smoke?
Outside. All our houses are non-smoking inside the property but outside is fine.
Can I keep a fridge in my room?
No – but fridge freezers are provided in every house.
Can I have friends or family to stay?
Is Wi-Fi included?
Is there secure bike storage?
Yes – all houses have either shed or garage facilities where bikes can be safely stored.
Is there parking?
Some of our houses have off-road parking – but there is lots of on-road parking in surrounding areas.
Do we have a cleaner?
This can be included by arrangement through us.
Where does my deposit go?
Your deposit will be logged with one of the government deposit protection schemes.
When do I get my deposit back?
Usually between 7-10 days of your tenancy ending.
What do I do if I want to leave my tenancy early?
You will need to find a replacement or pay your rent until the end of the tenancy term.
How long is the tenancy agreement? How long can I stay at the property?
Tenancy agreement usually lasts 12 months and you can stay at the property for the entirety of this term.
Do you provide any female only accommodation?
Female only and male only groups are welcome.
Do I need to be in a group? Can I get an individual room?
Houses are usually rented as a group but we can certainly accommodate those without groups.
Can I move in before my contract starts?
Sometimes we can accommodate this, but it depends if the house is ready or not.
Who can be a guarantor?
There are no legal requirements as to who the guarantor should be but we require that they are UK based (unless agreed with us) and have the means to sufficiently provide guarantee of rent.
Do we have to meet up to sign the contract?
No – everything is now done via ‘Docusign’.
How do I pay rent?
Monthly standing order through the lead tenant.
Can I pay my rent in multiple instalments?
Yes – we can organise this.
What extra bills do I have to pay?
TV license is not included in the rental amount.
Can I sublet my room for periods of absence?
This can be discussed with landlords on a case by case basis.
Can I move out early?
Yes – but you are liable to uphold the terms of the tenancy agreement until it has ended. Ie rent payments.
Does my rental price include insurance?
We provide buildings insurance, but you must take care of your own content’s insurance.
Can I pay rent weekly?
No – we only accept monthly rent payments.
What payment options are available for international students?
We welcome international students but insist on 6 months payment upfront if there is no UK based guarantor available.
Can I stay over the summer holidays?
Of course, the property is yours to live in until the tenancy ends.

Can I be picked up from the airport?
No – unfortunately this is a service we do not offer.
Can I pay rent from overseas?
All payment is done online so as long as it is sent on time each month – we don’t mind where it comes from.
I am an international student and do not have a guarantor. What do I do?
If you do not have a UK based guarantor, we can accept students who pay 6 months of their contract up front and continue to pay monthly after the first 6 months of their contract has elapsed.
